How pricing works

How pricing works

Your monthly cost is based on the number of homes or units in your community. Every plan also includes a one-time setup fee that covers the initial build: discovery, design, content, and launch.

What you see is what you get

Every demo is a live example of what your community's website will look like and do: same design system, same features, same tools. The demo uses sample data from a fictional community; yours will have your name, your documents, and your colors.

We set the floor, not the ceiling

We're always building. Features may be added or improved, but the core of what your tier includes today is what you start with.

Homestead

$2/unit/mo
One-time setup: $799

Minimum monthly cost: $49/mo

Built for Homeowners Associations that run things by hand, with trackers, binders, and spreadsheets. Homestead gives your board a real website and the SB-406 pages your community needs, with a Board Binder full of templates you maintain yourself.

  • Custom-designed Homeowners Association website (up to 5 pages)
  • Senate Bill 406 support tools: Secretary of State registration display, document center, Dues & Payments tracker template, and a record-request contact form. These are the website pages your board can use to organize compliance-related records and disclosures
  • Transcription of your covenants, conditions, and restrictions and bylaws to digital, searchable format
  • Board Binder: ready-made folders, trackers, and letter templates for your board's own shared drive
  • Annual SB-406 readiness checklist (the system reports what it found published on your website, such as whether financial statements, meeting notices, and registration records are published. Your board and attorney decide what needs attention.)

  • Everything in Enclave
  • Dedicated on-site server with mirrored drives and battery backup

Add-on services

Cardboard boxes of filed paper records

Records Scanning Bundle: $499 per box

We pick up your records locally or send you a prepaid shipping label. Every page is scanned to PDF as page images (not searchable text), organized by document type or as labeled on the box, and uploaded to your association's document center. Originals are shredded or returned, whichever the board chooses.

A box is one standard records box (about 15 × 12 × 10 inches), filled as full as it closes. Turnaround depends on volume. The board decides which records to scan, which to shred, and which to keep in paper form. Boards should consult their attorney before shredding any original governing document, legal correspondence, or financial record.

Frequently asked questions

I think I'm interested. How does this actually work?

Great question! Here's how onboarding works, step by step.

What if I need something between tiers?

Call us. We'll figure out what makes sense for your community.

Does the service come with a domain name?

No. If you don't already have a domain, your association purchases its own, so it always belongs to your community. We walk you through the process during onboarding.

What about email?

We set up board email addresses for your association (for example, president@yourcommunity.org), so association business stays separate from personal accounts. Association lawyers commonly recommend that board members keep association business out of personal inboxes, because email about association business may have to be produced in a dispute, and Georgia law requires associations to keep certain records, including electronic ones. Ask your association's attorney how this applies to your board.

Do I need to contact you every time I want to update the website?

No. Board admins can post announcements, upload documents, and update content directly. You only need us for structural changes like adding pages or changing layouts.

Can I bring my own domain?

Yes. We'll help you point it. If you don't have one, we'll help you register one, and you own it.

Is there a discount for annual billing?

If this is preferred by your community, we can discuss and figure out what makes sense.

Does TooLazyEggs replace my Homeowners Association's bylaws?

No. TooLazyEggs provides tools and general information based on Georgia state law. Your Homeowners Association's bylaws, covenants, and governing documents set the specific rules for your community. State law sets minimum requirements, and your bylaws may add more. Always refer to your community's governing documents for rules specific to your neighborhood.

This information is based on Georgia law, including Senate Bill 406 (the Property Owners' Bill of Rights Act). Your Homeowners Association's bylaws, covenants, and governing documents may include additional rules, restrictions, or procedures that apply to your community. Always review your community's governing documents for community-specific requirements. TooLazyEggs does not review, verify, or guarantee the accuracy of individual Homeowners Association governing documents.
