What TooLazyEggs is and is not

What TooLazyEggs Is

A website platform designed for self-governing Georgia Homeowners Associations. No outside manager is required. We build, host, and maintain your website. Our tools help your board organize records, send notices, and track the steps Senate Bill 406 addresses.

What TooLazyEggs Is Not

We are not a property management company, law firm, CPA firm, or collection agency. We do not manage your community, give legal or accounting advice, or handle your money. Resident payments go directly to your association's bank account. Every notice, letter, and mailing is sent by the board in the board's name. Your board governs. Your attorney advises. Your CPA reviews the books. TooLazyEggs provides the software.

Built with real engineering

TooLazyEggs websites are not assembled from drag-and-drop templates. They are engineered. Every page is hand-built with proper accessibility standards, structured data for search engines, and clean, maintainable code.

We build each site by hand instead of using a website-builder, and we do not use content-management plugins. Your website runs on hosting we set up and maintain with zero content-management plugin dependencies. That means no hidden fees, no abandoned plugins, and no outside code that can introduce vulnerabilities.

Laws to keep in mind

Three laws are worth knowing about when your Homeowners Association publishes information online.

Fair Housing Act

The Fair Housing Act is a federal law that prohibits discrimination in housing based on race, color, national origin, religion, sex, familial status, and disability. Homeowners Association websites should reflect these principles by presenting information fairly and without discriminatory language or practices. TooLazyEggs designs every site with fair housing principles in mind.

Americans with Disabilities Act

The Americans with Disabilities Act requires that services and accommodations be accessible to people with disabilities. Courts and regulators increasingly interpret this to include websites. TooLazyEggs builds every site following WCAG 2.1 Level AA guidelines, which means screen reader compatibility, keyboard navigation, proper color contrast, and tap-friendly controls on mobile devices. We design for accessibility from the start and conduct accessibility reviews as part of our build process.

Georgia Senate Bill 406

Georgia Senate Bill 406, the Property Owners' Bill of Rights Act, establishes new requirements for Homeowners Associations in Georgia, including annual registration with the Secretary of State and specific record-keeping obligations. Associations that do not register may lose certain enforcement authorities. Most of these provisions take effect January 1, 2027. TooLazyEggs websites are designed to help your board organize and publish the records and disclosures that Senate Bill 406 addresses.

The information on this page is a general summary of the Fair Housing Act, the Americans with Disabilities Act, and Georgia Senate Bill 406 (the Property Owners' Bill of Rights Act) as we understand them. It is not legal advice and does not create an attorney-client relationship. Your Homeowners Association's bylaws, covenants, and governing documents may include additional rules, restrictions, or procedures that apply to your community. Always review your community's governing documents for community-specific requirements. TooLazyEggs does not review, verify, or guarantee the accuracy of individual Homeowners Association governing documents. Consult a qualified attorney for guidance specific to your association. Information current as of October 2026.
